“Thank goodness for Stevens Fine Homes!” That’s what homebuyers are saying this summer.
Between the hustle and bustle, Wilmington’s housing market is busier than it’s ever been. Desperate to get into a new construction home before school starts, buyers are flocking to Stevens neighborhoods, where they are finding freshly built coastal craftsman style homes in sought after locations, that are available for occupancy today.
“They have their C.O. and are ready to go at any time, we typically have between four to six in every neighborhood,” said Stevens Fine Homes Design Studio Coordinator, Amanda Tutino who says she’s seen a recent increase in buyer urgency for new home construction.
The decision to pre-build in key Stevens neighborhoods comes in response to the continued soaring seller’s market and the area’s plummeting inventory.
Stevens is calling them “move-in ready” homes. Each are featured with picture galleries on their website. In New Hanover County, Stevens Fine Homes has four neighborhoods, Maple Ridge, The Creek at Willowick, Tralee, and Roundtree Ridge. Between the four communities, currently, 18 new homes are available and either move-in ready, or under construction. Choosing the move-in ready path allows buyers to skip the construction process that typically takes up to four months.
Tutino is in charge of selecting color schemes and finishes for the communities inventory homes. “I base inventory homes off what buyers are requesting in the ‘Create Your Home’ process throughout each neighborhood and adjust the packages accordingly,” she said.
All Stevens Fine Homes design packages are put together by the professionals of TEAL, an interior design firm based in Raleigh, NC.
Tutino says white painted cabinets paired with dark floors and light gray walls are trending yet classic. “Dark floors offer the richness for a contrast up against stark white cabinets and light gray walls offers flexibility for buyers to tie rooms together,” said Tutino.
Brushed nickel finishes and MOEN appliances are used throughout Stevens homes. Popular coastal craftsman style exterior features like board and batten and stone provide great curb appeal says, Tutino. A variety of Stevens’ communities are donning the desired all-white homes with black accents.
“It’s a sharp look,” Tutino says.
New suppliers are increasing design choices as Stevens strives to make each home unique. Move-in ready homes start in the mid $200’s, and each community has a variety of home plans to choose from, including one and two-story homes ranging from 1,830 to 3,140 square feet.
Stevens homes are all Stevens Energy Wise guaranteed, built with Energy Star ® appliances, 16 SEER heat pumps, R15 insulation versus the standard R13 and radiant barrier reflective roof sheathing, holding utility bills to under $100 per month on average.
